The Do's and Dont's


A $400 deposit or 50% of the total cost is required to secure booking, whichever is greater. The balance is payable 2 weeks before check in date. Should you encounter difficulties in adhering to this timescale, please don’t hesitate to discuss with us and we will do our best to find you an alternative accommodation, which is acceptable and agreed by both parties.


Payment can be made by bank to bank transfer either to an account in the UK or in Ghana, whichever is convenient, or by credit/debit card through Paypal. A 4% fee will be charged to cover Paypal charges if credit/debit card is used. This will however be based on the current dollar rate.

Changing of Reservation

Once your booking has been confirmed via email and you want to make any changes due to flight delays or reschedule of your holidays, we will do our best to make the necessary arrangements, but please note that this is always not possible. An administrative fee of $50 will be charged.


Whilst on holiday, if you have any complains, please inform the manager onsite immediately or us in the UK by either phone or email for prompt action.

Pets and Smoking Policy

For health and safety reasons, no pets are allowed in the Villa. No smoking is allowed inside the Villa but permitted in the porch.

Travel Insurance

All travellers are required to have their own comprehensive travel insurance to cover flights, medical, emergencies, and loses etc.


Genesis Villa has a secured in-built garage, which is remote controlled. Although Genesis Villa is within a gated community and has 24 hour security, parking your car in front of the Villa will be the owner’s sole responsibility and we accept no liability for any theft or damage to or from your vehicle.

Check-in and check-out Times

Guests are required to check-in after 2pm on the first day of their stay, and check-out no later than 12 noon on the last day of their stay.


All guests are required to deposit an amount of $100 against any damages, which is refundable. This is required before check-in. Refund will be made during check-out subject to satisfactory inspection by the onsite manager. Can you please alert staff immediately of any defect or damages for prompt action.

Cancellation of Contract

There is an administrative charge of $100 for cancellation after confirmation. Notification of cancellation less than 7 days before check-in date will mean that the 50% deposit is non-refundable. The balance of any money will be refunded as quickly as possible but please allow 10 working days for the refund to reach your account.

Energy Conservation

Please ensure that air-condition units and water heaters are switched off from the main wall sockets when leaving the villa unattended for whatever length of time. This is to comply with fire regulations. The manager on site will be monitoring this. Water heaters – Please note that this takes only 20 minutes to produce enough hot water for at least two people to bath therefore please ensure to switch it off from the wall socket in order to conserve energy.

Water and electricity are solely dependent on Public Utility Companies to maintain supply. Although we have taken measures to minimise interruptions by providing back up generator and water reservoir, if for any reason the Public Utility Companies cannot provide these services, then Genesis Villa cannot be held responsible and there will be no refund of any kind. This applies to the DSTV, which is also reliant on the service provider.

There is a standby generator which comes with a full tank during check-in, after which the client is required to purchase further fuel as and when it is needed. The caretaker will be there to assist you.

Holiday Contract

Once you have completed your bookings with us, we will email you to confirm your booking. You are obliged to adhere to all the terms and conditions regarding your booking. Our contract with you will be governed by Ghanaian Law and is subject to the jurisdiction of the Ghanaian Courts.
